About Susan Leithauser

Susan brings a rare combination of credentials to Michigan real estate: licensed agent, active investor, housing consultant, and former commercial banker. She's been hguiding clients from initial concept through final sale since 2016.

Her consulting work spans some of Northern Michigan's most notable developments, including Fourth Street Eco-Homes, North Ferry Condominiums, and Seven on Centre. That experience gives her genuine fluency in new construction, project feasibility, and condominium ownership, insight that benefits buyers, sellers, and developers equally.

Before real estate, Susan spent 20 years in residential mortgage and commercial banking. She understands underwriting, deal structuring, and development finance tools including PILOT, NEZ tax abatements, and Tax Increment Financing at a level most agents simply don't. She also navigates short-term rental regulations, condominium governance, and local property tax structures with the same command.

Susan manages her own rental portfolio, has consulted on attainable housing projects, and has a working knowledge of zoning, renovation strategy, and modular construction. She is known for being detail-oriented, a sharp negotiator, and a collaborative partner across every side of a transaction.

She holds degrees from Wayne State University and the University of Michigan, and lives in Northern Michigan with her family.
